How We Work
One Process for Design and Managed Construction
Decisions about the existing conditions, design, selections, scope, and pricing are made before construction whenever possible, then carried into the field by the construction team.
Discovery & Design
We begin with your goals and the existing conditions. Measurements and, where useful, LIDAR documentation support as-is and proposed Chief Architect models for a project we expect to build.
Pre-Construction
Before a contract is signed, we do the pre-construction work to price the scope you’ve chosen. The number in your contract is the number you pay for that scope.
Managed Construction
Your construction project manager coordinates trades, materials, inspections, and the critical path in support of the written completion commitment.
Review & Closeout
Final review, documentation, and closeout are treated as part of the construction plan rather than an afterthought.

Design Builders uses three-dimensional project documentation to help homeowners understand proposed spaces and to keep design decisions connected to construction planning.
Measurements and, where useful, LIDAR scanning support an as-built model of the visible existing conditions. That information gives the team a stronger basis for proposed Chief Architect models and trade coordination; concealed conditions can still be discovered during construction.
LIDAR scanning and 3D design are used where they improve documentation, coordination, and decision-making before construction.
Not For Everyone
Is Design Builders the Right Fit?
Design Builders is best suited to homeowners who want a professional team to manage design, selections, trade coordination, and construction as one project. Homeowners planning to manage trades or self-perform parts of a Design Builders project are generally not a fit.
The core service area is Bowling Green and Warren County. Larger projects that fit the complete design-build approach may be considered in Glasgow, Scottsville, and surrounding communities. There is no published blanket construction minimum.
Construction-linked design is billed at $150 per hour and typically totals $8,000–$12,000. Design Builders does not sell standalone design services; the introductory fit conversation is separate from paid project design.
