Why Wood Rots and How to Prevent It
What happens when builders sacrifice quality for speed. A clinical case study in structural failure and how to prevent it.

Why does wood rot? I have always understood that wood rot is the enemy of homeowners, but why does some wood rot in the first place?
Newly completed homes can all look remarkably attractive. But homes—like people—can have beauty that is only skin-deep.
Poor construction methods can start a rot or decay process far too soon, while well-protected structures may last for many decades or even centuries.
I have written often about moisture-prevention methods that stand the test of time. Here, we will focus on the mechanics of wood decay and shed light on the why behind rot in homes.
The Mechanics of Rot
Different decay fungi break down wood's cell walls. Decay may become apparent when wood turns darker or lighter than the surrounding material. As it advances, the wood can check, crack, soften, or become brittle.
Rot fungi need four things to survive:
- Food, in this case wood
- A favorable temperature
- Oxygen
- Water
For a wood-framed building, water is the condition we can most directly control. Remove the moisture source and allow the assembly to dry, and decay activity can stop. Keep the wood dry, and the conditions that support rot are far less likely to develop.
The original article used about 28 percent moisture content as a teaching point for when decay can take hold. A whole board does not need to look soaked: one face that remains wet can begin to decay, and the damage can advance as more wood is exposed to sustained moisture.
It also used about 22 percent as the point below which fungus becomes dormant. Those numbers are useful context, not a universal pass-fail test. What matters is finding the source, evaluating the affected assembly, and keeping vulnerable wood from staying wet.
The durable solution is straightforward even when the diagnosis is not: manage water, give assemblies a path to dry, and repair leaks before sustained moisture allows decay to spread. An experienced building professional can trace the water path and address the cause rather than merely covering the symptom.
